How do you achieve these discounts?

How much do you charge for this service?

We charge an acquisition fee for each deal of £1000 which secures the deal at the outset. In addition, a typical fee of 2.5% (ex. VAT) of the discounted purchase price is to be paid at the point of exchange of contracts. You will always be notified of these fees and timescales before you commit to purchasing a property. Professional fees are payable to a third party and are separate.

Do you charge any subscription fees, support fees or advice fees?

No.

How do I purchase a discounted property

Initially, we would ask that you register your interest via the web site. You will then be contacted by one of the team to get a feel for your buying citreria and needs. You will then be offered deals which match your given criteria.

Do I have to use your legal and financial team?

We do require you to use our legal and financial team for any deals we present. This is so we can centrally keep involved with the progress of any deal, to ensure successful completions. However, in exceptional circumstances we may agree to you using professional services of your choice.

Are there any management fees involved with the sale and rent back type deals?

We manage the letting for the first 6 month period. The fee is lower than you would pay most letting agents and is done to make sure that you, as the investor, are working with integrity towards our clients. We are committed to the needs of our clients to include the vendor as much as the investor. In addition to this, we offer the option to manage the property on an ongoing basis.

Why do you 'package' the whole deal? Is there a need for this type of service?

We specialise in dealing with investors who do not have the time or resources to deal with the effective and efficient purchase of properties for themselves and are happy to have a reliable, honest company deal with the sourcing and acquisition process on their behalf.
